Molds play an important role in nature by breaking down organic materials. We routinely encounter mold spores as part of everyday life, in both outdoor and indoor environments. In most cases, the body's immune and respiratory systems normally provide defense mechanisms that protect it from health effects of regular exposure to molds.

Inhalation of molds can result in a range of health effects and in some circumstances can cause permanent damage or even death. Infections are possible in healthy people, despite the confusion regarding so called allergies. Many molds cause allergies. Allergic responses to molds include hay fever and asthma, and many people with allergies are also allergic to mold.

An inspection by a qualified professional should take place if mold is detected or suspected. The average cost of an inspection is $139.00 for the inspector and $130.00 for two tests. Mold testing typically consists of one physical sample and one air sample. The air sample provides the lab with the amount of mold that is in the air at the time in an un affected area, and the physical test is to find out what category of mold is in the home so a remediation plan can be formulated. You will receive a detailed inspection report complete with lab results and an estimate for the complete remediation of the affected area. Mold can actually destroy the surface it propagates upon by "eating" it, so inspectors take care when accessing damage and scope to determine what needs to be removed from the structure.

During the inspection process many factors are taken into consideration before any work takes place that will help us establish a plan for remediation, here are just a few:

• Is the mold enclosed or in an open place where humans may contact it?
• Is there any odor and/or spore colonies visible?
• What is the size and make-up of the affected area?
• Is there anyone in the home that is pregnant, or has allergies and/or asthma?
• What condition 1, 2, or 3 is the affected and surrounding area (some testing may be necessary)?
• Is there a moisture source that resulted in mold growth?

If needed air tests and tape lift tests will be conducted and sent to an approved lab within 24 hrs.

An inspection will not:

• Address exposure assessments and/or health complaints and risks, see your doctor or health professional.
• Damage, destroy, or contaminate your home in any way.
• Provide any remediation, an inspection is for information, planning, and testing only.
